• Homeowners receive a quarterly assessment statement that includes payment information, and upcoming community events.
• For information about eStatements, visit the CCMC webpage to view electronic statements

Assessment and Due Dates

• Assessment (Quarterly) Starting January 1, 2023: $471.06
• Due: January 1, April 1, July 1, and October 1

Payment Options

Mail Payment

Each check should list the account number to ensure timely and proper posting to the correct accounts.

One-time online payment

Pay online via Online Bill Pay.

This payment option and associated transaction fees are administered and collected by SmartStreet. Residents can make a one-time payment by credit card with a processing fee of $14.95 per transaction or pay by eCHECK (bank account payments) with no additional fee. Payments made by eCHECK provide the option of both one-time and reoccurring payments that expire annually.

Direct Debit

Visit the VMS portal to set up or update your direct debit information and view your statements. This service sets up reoccurring payments that will not expire. This option will need to be set up prior to the next assessment due date.

Note: If you have set up direct debit payments through your personal bank or through Pacific Western Bank you might need to adjust your debit amount if there is any change to the HOA dues.
